This Terms and Condition discloses the terms and conditions for Boston Brokerage Group and realeastateboston.com. For the purposes of this Privacy Policy, unless otherwise noted, all references to “Boston Brokerage Group” include realestateboston.com and Boston Brokerage Group herein referred to as BBG.
This Privacy Policy discloses the privacy practices for BBG and realeastateboston.com. For the purposes of this Privacy Policy, unless otherwise noted, all references to “Boston Brokerage Group” include realestateboston.com and BBG.
Terms for renting an apartment:
If applications are accepted by landlord, the BBG rental agent will contact the client to inform them of their acceptance and then schedule an appointment to complete the lease agreement. At that time the landlord is in control of the client’s funds. If for any reason the client decides not to fulfill their rental obligation after the acceptance of the applications, it is the sole discretion of the landlord to determine whether or not to refund the first months rent to the client. BBG has no authority to refund a deposit to the client after tenancy has been accepted by the landlord.
In the event that the client’s applications were rejected by the landlord, BBG will refund the clients first months rent. The $35 per person application fee is nonrefundable.
Please note BBG is a brokerage agency, once a client executes a lease with the landlord and receive keys, they are now a tenant of the landlord. BBG has no control over the condition of the apartment at the time of occupancy or control over any other aspect of the landlord / tenant relationship. Any issues regarding move in condition must be addressed with the landlord. BBG will absolutely lend their assistance in any way possible to help inform the landlord of any issues the tenant may have upon move in, however BBG cannot guarantee the resolve of these issues.
Payments:
BBG accepts personal checks, money orders, bank checks, cash, or credit cards. (Credit cards are limited to visa and master card and can only be used for the initial deposits).
BBG will assess a $25 fee for any returned checks.
BBG will only accept cleared funds (bank check, money order or cash) within 15 days of move in.
In the event that for any reason a client decides to break the lease agreement after the tenancy has been accepted by the landlord, the lease has been executed by the clients and the realtor fee had been paid, but the client has not yet moved in to the apartment, the brokerage fee paid to BBG is nonrefundable.
